Mini Split vs. Central AC: Which Is Right for Your Southwest Florida Home?

By Alex Canto

It’s the question we get most from homeowners adding a room, converting a garage, or replacing an aging system: ductless mini split, or traditional central AC? Here’s the honest breakdown.

How each one works

Central AC cools the whole house through ductwork from one system. A ductless mini split connects an outdoor unit to one or more indoor heads — no ducts — so each zone gets its own temperature.

Where mini splits win

Homes without ductwork, additions, garages, and lanais. Room-by-room control (cool the bedroom, not the whole house). Very high efficiency and quiet operation. Ductless mini-split installations start from $4,200.

Where central AC wins

Even whole-home comfort from one system, especially when your ductwork is already in good shape. One system to maintain instead of several heads. Full central installations start from $7,200.

The Florida factor: humidity

Here, dehumidification matters as much as temperature. Either system handles it well when it’s sized right — oversized equipment short-cycles and leaves the house cold and clammy. That’s why we run a real load calculation on every install.
